The Gateway Arch Park Foundation marked a significant milestone in the revitalization of downtown St. Louis by finalizing the purchase of the long-vacant Millennium Hotel site, located at 200 S. 4th St., adjacent to the iconic Gateway Arch National Park. This acquisition, a pivotal step in an ambitious $670 million redevelopment project, promises to transform a dormant property into a vibrant, mixed-use destination that will reconnect the city with its riverfront and enhance the vitality of the surrounding area.

The Millennium Hotel, once a bustling hub with 780 rooms, 19 suites, and a signature revolving restaurant atop its 28-story tower, has stood vacant since its closure in January 2014 due to declining conditions. For over a decade, the 4.2-acre site has been an eyesore in the heart of downtown St. Louis, casting a shadow over the nearby Gateway Arch, a global symbol of the city’s identity. The Gateway Arch Park Foundation, driven by its mission to enhance the Gateway Arch National Park and its surrounding areas, saw an opportunity to breathe new life into this key location.

Ryan McClure, Executive Director of the Gateway Arch Park Foundation, emphasized the significance of this project, stating, “We have brought tenacity and courage to the Millennium Hotel site, with our mission at its core: to help Gateway Arch National Park and surrounding areas in Downtown St. Louis thrive and to reconnect our city with our riverfront.” This acquisition builds on the Foundation’s legacy of transformative projects, such as the CityArchRiver initiative, which from 2013 to 2018 generated $599.4 million in regional economic impact and made the Arch grounds more accessible to the public.

The Gateway Arch Park Foundation has partnered with The Cordish Companies, a Baltimore-based developer renowned for its work on Ballpark Village, to spearhead the redevelopment. Selected in February 2025 after a competitive request for proposals, Cordish’s vision for the site includes demolishing the existing hotel towers to make way for a $670 million mixed-use development. The proposed project will feature 1.3 million square feet of upscale residential spaces, Class A office buildings, public spaces, an amphitheater, a food hall, event spaces, and a potential new home for the Gateway Arch National Park’s archives. These elements aim to create a dynamic destination for residents, visitors, and businesses alike.

The Cordish Companies’ involvement brings a proven track record of creating vibrant urban spaces. Their plan is designed to integrate with existing landmarks like the Gateway Arch, Busch Stadium, and the Mississippi River, fostering a stronger, more connected downtown. As Mayor Tishaura Jones noted, “This is what leadership and collaboration look like… I am thrilled that a trusted and successful developer like The Cordish Companies will bring this home.”

The redevelopment of the Millennium Hotel site is poised to have a transformative impact on St. Louis. An economic analysis by the St. Louis Development Corporation (SLDC) projects that the project, supported by a proposed 20-year, 90% tax abatement, will generate over $19 million in tax revenue for the city in the first 10 years and more than $45 million over 20 years. Additionally, it is expected to contribute $4.4 million to the St. Louis School District in the first decade, with $15.5 million over 20 years. These figures underscore the project’s potential to drive long-term economic growth while revitalizing a critical downtown corridor.

Beyond economics, the project aligns with the Gateway Arch Park Foundation’s broader vision of creating equitable and accessible public spaces. The inclusion of pedestrian-friendly streetscapes, landscaping, and art installations will enhance the visitor experience, making the area more inviting for both locals and tourists. The Foundation’s efforts also build on the success of the $380 million CityArchRiver project, which in 2024 alone generated $572 million in regional economic impact and attracted 2.5 million visitors to the Gateway Arch National Park.

The acquisition of the Millennium Hotel site is just the beginning. With the purchase finalized and The Cordish Companies reaffirming their commitment, the project is gaining momentum. New renderings released by the Foundation showcase a transformed skyline, offering a glimpse of the vibrant future awaiting downtown St. Louis. The development is expected to act as a catalyst for further revitalization, attracting new businesses, residents, and visitors while strengthening the city’s connection to the Mississippi River.

As the Gateway Arch Park Foundation continues to champion projects that enhance St. Louis’ cultural and economic landscape, the redevelopment of the Millennium Hotel site stands as a testament to their commitment to progress.
